Overview

LOGAN appraised a villa at the Chileno Bay Resort in Los Cabos. The purpose of the valuation was for financing purposes and the owners were foreign investors. The Chileno Bay Resort is contained within the Chileno Bay master plan and is its own self-contained complex. The property has many different mid-rise buildings that house the ‘villas.’ Although they are called villas, they are attached units located in a vertical alignment which allows for pool and ocean views. The buildings are staggered so that there is ample space between each building, and to optimize the views to the south, which is an ocean view. The property is located on the beach, and some buildings are closer to the ocean than others. There are many different amenities within the complex, including a beach club, gym, restaurants and other new concepts such as pickleball courts. The property is a ‘branded residence’ complex and is managed by Auberge Resorts.

Some of the units have golf club memberships and do have access to the golf course and club at the greater Chileno Bay Resort. The Chileno Bay master plan is considered one of the most exclusive golf clubs in the Los Cabos area – and the residential offering within is mostly comprised of single-family homes – which are often very large and luxurious.

LOGAN Mexico has a resort-residential division that specializes in luxury properties in Los Cabos. Also, LOGAN works often in appraising luxury homes that are considered to be ‘branded residences.’ These are considered to be luxury condos or homes that are rented and managed by an outside operator and often are ‘branded.’ The luxury brand which is attached to each product often has restrictions on design, furniture, and sometimes even actively operate the projects. In a sense the branded residence is a closely managed and operated condo or villa complex that is overseen and managed by a international luxury hotel brand.
