Market analysis for the first institutional Multifamily project in Colombia, Nomad 77 (127 Units). The following metrics needed to be estimated for their use in internal decision making, financing, and pricing (operation):

  • Rents / Rental growth.
  • Vacancy.
  • Absorption.

Approach

Compset analysis of student housing/multifamily projects and the ‘Shadow Market’ (Units rented by individual owners).

In-depth analysis of the competitive set to understand its strengths and weaknesses of each project, as well as opportunities and threats in the market.

Identification of key market trends to determine most likely rents and absorption time for the project, broken-down by unit type.

Selection of information sources and definition of data collection methodology and strategy.

Organization of the project timeline and milestones to deliver the results to the client on time.

Analysis of the information to identify key market trends and their impact on the subject for the client’s internal decision process.

Outcome

The delivered analysis was used to:

  • Improve understanding from investors and banks of the Multimifaly product and its similarities/differences with other residential property types
  • Provide inputs for financial models of the project

The client requested a similar market analysis for another Multifamily project in the same city
